I’ve thought a lot about what makes a Canberra suburb’s local shops stand out from the crowd and, in my mind, there seems to be a common ingredient.


It’s one of the reasons Gowrie, a quaint suburb wedged in the middle of sprawling Tuggeranong, manages to grab the attention of southsiders, and beyond.

The suburb is home to Common Grounds, an establishment that has received positive reviews from many residents and seems to have drawn Canberrans from further afield.

It’s among a number of businesses located at the Gowrie shops, including an IGA supermarket, all opposite a playground, playing fields and Gowrie Primary School. /**/

When it comes to buying, Luton Properties Tuggeranong sales agent Mina Etminan says there was another shop that piqued the interest of prospective buyers: a discount pharmacy.

She says Gowrie was an affordable alternative to nearby suburbs like Fadden, Macarthur and Monash, but with many of the same drawcards.

It’s also close to larger shopping centres like Erindale and Chisholm.

“People on a more affordable budget can have a nice house in Gowrie,” she says.

“It offers very similar things: a nice view, a good neighbourhood, a good school.”

Gowrie’s median property price is $546,000, according to Allhomes data.

Etminan says the suburb attracted a range of buyers including lots of families, plus first-time purchasers and investors.

And those residents ready to upsize often looked for a larger home within their community.

“That is the beauty of Gowrie,” Ms Etminan says.

“People who live in Gowrie want to continue living in Gowrie.”
